Roof Repairs in Ipswich, Suffolk

Roof repairs across Ipswich and the surrounding Suffolk area, carried out by a roofer who has worked on local properties since 2000. We repair slipped and cracked tiles, failed slates, split and blistered felt, leaking flashings, chimney abutments and storm damage. Most repairs are completed in a single visit. We carry materials on the van, so straightforward jobs are usually finished the same day we attend.

The roofs we work on in Ipswich

Ipswich housing stock is unusually varied for a town of its size, and the roof problems reflect that. The Victorian and Edwardian terraces around Norwich Road, Bramford Road and the town centre are predominantly slate, and after a century or more the nail fixings corrode and slates begin to slip in ones and twos. That is the most common call we take through autumn and winter.

The interwar and post-war housing across Gainsborough, Priory Heath and Whitton is mostly concrete tile, which is durable but heavy. On roofs of that age the problem is rarely the tiles themselves — it is the mortar bedding on ridges and hips breaking down, and the felt underlay beneath perishing where it has been exposed at the eaves.

Then there are the flat roofs, and Ipswich has a great many of them. Garages, rear extensions, dormers and bay window roofs across the whole IP postcode area are covered in built-up felt. Suffolk’s coastal exposure means driven rain and salt-laden wind hit these roofs harder than inland counties, and the failure points are almost always the same: the perimeter detail, the upstand where the roof meets the house wall, and any point where water is allowed to stand.

Our roof repair process

1. Free survey. We attend the property, get on the roof where it is safe to do so, and identify the actual source of the water rather than the point where it appears inside. These are frequently a long way apart on a pitched roof.

2. Written quotation. You receive a written price within 24 hours setting out exactly what will be done and what materials will be used. Fixed price, no day rates.

3. The repair. Most repairs are a single visit. Where scaffolding or a tower is required for safe access we tell you at survey stage and it is included in the quoted figure, never added afterwards.

4. Check and clear. We test the repair, clear the site, and take the waste away. You are shown what was done before we leave.

What roof repairs cost in Ipswich

Every roof is different, but these are the ranges most Ipswich jobs fall into. All figures include labour, materials and waste removal.

  • Slipped or broken tiles and slates, a small number — £150 to £300
  • Ridge and hip re-bedding, per metre — £45 to £75
  • Chimney flashing renewal in lead — £350 to £650
  • Valley renewal — £400 to £900
  • Emergency temporary weatherproofing — £150 to £350

For flat roofs, see our flat roof repair and felt roofing pages, which cover pricing and options in detail.

Where a survey shows the roof deck or timbers have rotted, we confirm the extent and the additional cost with you before any further work is carried out. Nothing is added to a quoted price without your agreement first.

Common questions

How quickly can you attend a leak? Active leaks are prioritised and we aim to attend within 48 hours. If a roof is letting water in during bad weather we will make it temporarily watertight on the first visit and return to complete the permanent repair.

Can a slipped tile be put back or does it need replacing? If the tile itself is intact it goes back with a new fixing. If it has cracked, or if the batten behind it has rotted, both get replaced. On older roofs where the same slope keeps losing tiles, the underlying problem is corroded nail fixings and we will tell you honestly if the slope is nearing the end of its life.

Do you work on slate roofs? Yes. Slate is common across the older parts of Ipswich and we repair and re-slate as a routine part of the work, including sourcing matching reclaimed slate where a period property requires it.

Will my insurance cover storm damage? Often, yes, where damage is clearly attributable to a storm event. We provide a written report and photographs of the damage which you can submit with your claim, at no extra charge.

Do I need scaffolding? Not for every job. Many repairs are safely reachable from a tower or ladder. Where scaffolding is genuinely required we say so at survey and include it in the quoted price.

Areas we cover

We carry out roof repairs across Ipswich and the surrounding Suffolk towns and villages, with no travel surcharge inside our standard area:

  • Felixstowe — coastal properties where wind and salt exposure shorten roof life
  • Stowmarket — domestic and light commercial across mid-Suffolk
  • Woodbridge — period and modern properties around the Deben estuary
  • Hadleigh — historic town centre and post-war housing in Babergh

We also cover Kesgrave, Martlesham, Needham Market, Capel St Mary and the surrounding villages. If you are unsure whether we reach you, call and ask.

Get your roof looked at

If you have a leak, a slipped slate, or a flat roof that has started to blister, the sensible thing is to have it looked at before the weather turns. Small roof problems become expensive ones once water reaches the timbers. Call 01473 974744 or request a free estimate below and we will arrange a survey at a time that suits you. There is no charge for the survey and no obligation to proceed.
