Roofing in Kesgrave: a town defined by when it was built

Kesgrave is one of the fastest-grown settlements in Suffolk. What was a small parish strung along the old Ipswich to Woodbridge road is now a town of around 15,000 people, and almost all of that arrived as estate development between the 1950s and the 2000s. For roofing that is unusually useful, because the age of your estate tells us most of what we need to know before we arrive.

The 1970s and early 1980s housing is the bulk of our work here. Those roofs are now forty years old or more, and at that age the tiles themselves are usually still perfectly serviceable — concrete tile has a long life. What fails is everything around them. Iron nail fixings corrode, which is why a tile or two comes down each winter rather than a whole section going at once. The original bitumen underfelt goes brittle and tears at the eaves where it has been exposed to sunlight, so the roof is effectively relying on the tiles alone. And the mortar bedding under ridges and hips breaks up, which is the single most common repair we carry out in this town.

The later estates are a different conversation. Grange Farm, on the eastern side, and the developments that filled in around it through the 1990s and 2000s are young enough that the main roofs are rarely the issue. What is reaching the end of its life there is the flat roofing — garage roofs, single storey rear extensions and the flat tops over bay windows and porches. Those were mostly laid in single layer felt, which gives ten to fifteen years, and a twenty-five year old one has had a good run. We take a steady run of calls from Grange Farm addresses where a garage roof has started to blister and the answer is a proper replacement rather than another patch.

Then there is the ribbon of older property along Main Road and Bell Lane, which predates the estates entirely. Those are a mix of inter-war and earlier houses, some with clay tile and some re-covered at various points over the decades, and they need looking at individually rather than assuming.
