Roofing in Martlesham: the Heath and the old village

Martlesham Heath is one of the more unusual pieces of housing in Suffolk. It was built from the mid 1970s onwards on the site of the former RAF Martlesham Heath airfield, and rather than a conventional estate it was laid out as a series of small named villages around greens, with the old control tower left standing at the centre. The street names give the history away — Eagle Way, Portal Avenue, Douglas Close, the aviation references running right through it.

For roofing, the Heath has a distinct profile. It was built to a decent standard and the roofs are predominantly concrete tile, but the earliest phases are now approaching fifty years old. That is well past the point where the original underfelt can be relied on, and a good deal of what we do here is full re-covers with a modern breathable membrane rather than piecemeal repairs. The design also favoured varied rooflines, dormers and integral garages, which means more junctions, more flashings and more places for water to find a way in than a simple two-pitch roof would have.

The old village of Martlesham, down towards the Deben and Martlesham Creek, is a different job. There is period property there with clay pantile and slate, and the proximity to the creek means timber decks and lead work sit in a more humid environment than the Heath does on higher ground. Roofs closer to the water hold moisture longer, and mortar bedding softens sooner.

The third element is the newer development that has continued around Adastral Park and out towards the Woodbridge road. That housing is young enough that the main roofs are rarely the problem — it is the flat roofs on garages, rear extensions and porches that we are called to, most of them originally laid in felt and now due replacement in a longer-life system.
