Roofing in Claydon: post-war housing coming of age

Claydon and its neighbour Barham run together along the Gipping north of Ipswich, close enough that most people treat them as one place. The older part of Claydon is the ribbon along the Ipswich Road and the lanes running off it towards the church, with clay tile and some slate on property that predates the twentieth century entirely. There was lime and cement working in this stretch of the valley for a long period, and a scattering of the housing here was built for it.

The bulk of the village, though, is post-war and later. Claydon expanded steadily from the 1950s onwards and again with the newer development towards the high school, and that housing is almost uniformly concrete tile. Roofs of that vintage rarely fail at the tile. What we find instead is corroded nail fixings letting tiles slip one or two at a time each winter, perished underfelt that has gone brittle and torn where it was exposed at the eaves, and ridge and hip mortar breaking up after fifty-odd years of freeze and thaw. Those three account for most of the repair work we do in Claydon.

The flat roofs on that same housing are the other half of it. Integral and detached garages, porch canopies and single storey rear extensions were built here in quantity through the 1960s and 70s, and they were laid in single layer felt that gave ten to fifteen years. Many are now on a second or third patched covering and have reached the point where another repair is money badly spent. That is the conversation we most often have at Claydon addresses.

One thing worth mentioning is the A14. The village sits right alongside it, and roofs on the properties nearest the road take a steady load of grit and road spray that others do not. It does not cause failures on its own, but it holds moisture in mortar joints and around fixings, and it is a reason to look at the ridges on those houses a little sooner than you otherwise might.
