Roofing in Hadleigh: a town built of listed buildings
Hadleigh is unusual even by Suffolk standards. A town of around 8,600 people carries more than 250 listed buildings, most of them concentrated along the High Street, Angel Street, Benton Street and George Street. Four are Grade I — St Mary’s Church, the Deanery Tower, the fifteenth-century timber-framed Guildhall and the Coffee Tavern. Toppesfield Bridge over the Brett dates from the fourteenth century and is the oldest bridge in Suffolk still carrying traffic.
For roofing that has a very practical consequence. On a listed building, consent is required for roof work that affects character, and that includes changing the covering material, altering the profile, or in some cases even the pointing method on ridges. It is not a formality and Babergh take it seriously. We tell you at survey which category your property falls into and what will need submitting, rather than starting work and discovering the problem halfway through.
The roofs themselves are a mix that reflects five centuries of building. The medieval and Tudor timber-framed property carries clay pantile and plain tile on steep pitches, often with the original battens still in place and roof timbers that were never designed for modern loadings. The Georgian frontages further along the High Street tend to natural slate. Both need working on with a light hand and matching material, and both are unforgiving of a contractor who treats them as a modern re-cover.
Away from the historic core the picture is entirely different. Hadleigh built council housing steadily through the twentieth century — twenty-four houses by 1924, one hundred and forty-four by 1950 — and continued out towards Magdalen Road in the 1970s. That housing is concrete tile with felt-roofed garages and porches, much of it now beyond the service life of its original covering, and it needs none of the sensitivity the town centre demands. Two quite different kinds of roofing job in one small town.
