Roofing in Capel St Mary: a village built in one go
Capel St Mary is one of the clearest examples in Suffolk of a village transformed by a single wave of building. Through the 1960s and into the 1970s it expanded from a small agricultural settlement to a commuter village several times its former size, drawing people who wanted the countryside with a straight run up the A12 into Ipswich or down towards Colchester. The old core around St Mary’s Church and The Street is still there, but most of what surrounds it went up inside about fifteen years.
That has a specific consequence for roofing. When a large number of houses are built to the same specification at the same time, their roofs age at the same rate and reach the end of their service life together. Capel is at that point now. The concrete tiles themselves are generally sound — they last a long time — but the bitumen underfelt beneath them has gone brittle and torn at the eaves, the galvanised nail fixings have corroded enough that tiles slip in ones and twos each winter, and the mortar bedding under ridges and hips has broken up. We see the same three faults on street after street here.
The flat roofs tell the same story. Garages, porch canopies and single storey rear extensions across the Days Road and Boydlands estates were laid in single layer felt when the houses were built. Felt of that type gives ten to fifteen years. Most of these are on a second or third covering, patched more than once, and past the point where another repair makes financial sense.
The older property in the village core is a different matter — clay tile and some slate on buildings that predate all of it, needing matched material and a lighter hand. And the village’s position matters in a small way too: Capel sits on higher ground above the Stour valley with a fairly open aspect, so roofs here catch more wind than the sheltered valley villages a few miles north, and it is usually the ridge and verge details that show it first.
